Rebuild or resurface?
Many Charlotte decks were built in the 1990s and 2000s with pressure-treated pine. The boards wear out first. Whether the frame can stay depends on what we find underneath.
Resurface
Keep the frame. Replace boards, railings and stairs with Trex. Makes sense when joists, beams, posts and footings are solid and the ledger is properly attached and flashed.
Full replacement
Tear out to the ground and rebuild. Makes sense when joists are soft, posts sit on dirt, the ledger is not bolted or flashed, or you want a different size or shape.
What we check on the visit
- Ledger attachment to the house and flashing above it
- Joist condition and spacing
- Beam size and post-to-beam connections
- Footings: depth, size and whether posts sit on concrete
- Railing and stair strength
You get the findings and a written price for the option that makes sense. If resurfacing will work, we say so.
Common questions
How do I know if my deck needs replacing?
Warning signs: soft or spongy boards, boards that flex between joists, rusted hardware, a ledger board without flashing, posts sitting on the ground instead of footings, and railings that move when you push them.
What does resurfacing mean?
Resurfacing keeps the existing frame and replaces only the boards, railings and stairs. It costs less than a full rebuild when the frame is in good shape.
Do I need a permit to replace my deck?
Replacing structure usually does. Board-only resurfacing may not, depending on the scope. We sort that out with the county before work starts.
